      Most people seem to make the mistake of thinking that they should insure their house for its market value. If you do that, you're only shooting yourself in the foot, as the insurance company will only pay what its worth to rebuild, and not what it cost you to buy.
      THe SCS site is very good for giving you a breakdown of how to calculate your rebuilding cost, but you should be aware that the prices quoted assume a basic estate type house. If you have done anything to your house, you will need to add on extra for this. So if you have a higher than average spec kitchen or bathroom etc, you will need to add the cost of that onto the rebuilding value. Any extra finishes, such as better than average doors should added on as well. Also, watch out for things like hardwood floors. Floors that are just laid down on existing boards can sometimes be classed as contents. Fully fitted wooden floors will need to be added to the rebuilding cost.

                                Yep, there is a whole heap of reasons why things arent going to change any time soon.


                                1) A whole heap of strikes coming from the public sector


                                2) Disposable income has disappeared over the last year.


                                3) Banks not handing out much in the way of money.


                                4) The economy is still going south, and taxes will be going up next year and there will be more cuts in the public sector.


                                5) There is still way too much supply.


                                6) There is very little demand - not just because people are leaving the country in droves, but also because of the knowledge that property is still dropping.
